O   Submit the listing of your home to the Multiple Listing Service (MLS).

 

O   Submit the listing to the following websites: vernonmartin.com, realtor.com, plus all newsprint advertising publication web sites.

 

O   Advertise your property in local publications, the Boston Globe, and the North Shore Suburban Real Estate News.

 

O   Install a professional For Sale sign on your property.

 

O   Submit copies of your listings to our company sales staff for their waiting buyers.

 

O   Communicate with you and keep you informed as to our marketing activities.

 

O   Conduct a tour of your home for the brokers from our office.

 

O   Hold a Broker Open House and conduct a tour of your home for those cooperating brokers from other firms in the area in order to introduce them to your home.

 

O   Develop a list of features and benefits of your home for the cooperating brokers to use with their potential buyers.

 

O   Advise you as to how you should prepare your home for showings.

 

O   Update you regularly as to changes in the market, both in prices and in mortgage rates, and their likely effect on the sale of your property.

 

O   Advertise and hold Open House for potential buyers when possible.

 

O   Pre-qualify prospective buyers.

 

O   Follow-up with the brokers who have shown your home to prospective buyers.

 

O   Assist you in arranging interim financing if necessary.

 

O   Faithfully represent you at the presentation of all contracts, and insure that your best interests are served.

 

O   After the contract has been accepted, coordinate and keep you informed on all mortgage, title, inspections and other closing issues and procedures.
